The leak

The deals are already here. They leak out.

Non-QM leads already cross our loan officers' desks. They don't know where to place them, so the borrower hears no and walks, usually to a broker.

New 1099 income. Same job, new pay structure, not enough history for agency.
Big savings, small income. Denied for DTI with plenty of money in the bank.
Equity and a 680 score. A HELOC cut short by one investor's matrix.

W-2 to 1099, four months ago

Connor John asked

"I have a client who has worked for the same employer for 3 years. He was a W2 employee until 4 months ago. For 4 months now, he has been a 1099 employee with the same company. Do we have any products for this type of situation?"

Scenario Desk replied

Yes. Onslow Bay's Non-QM programs (Expanded Prime Plus, Sharp A+ and Sharp A-) cover this exact case. If he went from W-2 to 1099 with the same employer in the same position, he does not need two years of 1099s, as long as the file has something like his contract showing he is not responsible for job expenses.

If the expenses can't be confirmed, they take 10% off his income. Their 1099 section also asks for his latest check stub, or 3 months of bank statements, showing his year-to-date earnings. Loan amounts run from $150,000 up to $3.5 million. Expanded Prime Plus goes up to 90% LTV on a primary home with a 740 score and a loan of $1 million or less. The other options I checked need more than his 4 months. FHM's 1099 option needs at least a year of 1099s in the same line of work. Freddie Mac needs at least 12 months of 1099 income on his tax returns. Verus needs at least a year of self-employment. We thought for sure it couldn't be done and probably wouldn't have even asked the FW product desk... But since it's AI we don't feel bad for asking anything and everything.Jason Lawrence, Branch Manager

Big savings, small income. Denied for DTI.

Tara Ryan asked

"It seems to say if we have assets that are more than the purchase price, and after subtracting debts we have at least $2500 in residual income, that this can be approved regardless of DTI? Is that right?"

Scenario Desk replied

What Tara describes is Onslow Bay's Asset Qualifier. There's no DTI calculation, but the test isn't assets above the purchase price. After closing, the borrower needs assets of at least 125% of the loan amount, and never less than $450,000.

Monthly residual income has to be at least $1,500 for a household of one, $2,500 for two, plus $150 for each additional person. Residual income works like this. Take the assets left after the down payment and closing costs, and count 100% of bank accounts, 80% of stocks, bonds and mutual funds, and 70% of vested retirement accounts. Divide that by 84, then subtract all monthly debts. The assets must be seasoned 120 days, and reserves aren't required. It's owner-occupied purchase or rate/term refinance only: max 85% LTV, 700 minimum score, no cash-out. On Tara's pricing question, it isn't a separate product. The matrix lists Asset Qualifier as a Full Doc option inside Expanded Prime Plus and Sharp A+, so those are the right rows in Optimal Blue. Buried deep in our guides. Even our product experts hadn't come across it.

HELOC cut to 75%. Borrower needs 80.

Answered in 7 minutes
Tino Sheridan asked

"I have an approved HELOC through Goldman Sachs but they knocked my CLT down to 75% because my borrower has a 680 credit score. He's really looking for a 80%... I have found it extremely difficult to search for the products we offer."

Scenario Desk replied

You can stay at Fairway for this one. JP Morgan's standalone HELOC goes to 85% CLTV at a 680 score on a primary or second home, lines up to $750,000, 50% max DTI.

Two others also clear 80% at 680. Onslow Bay goes to 80% on a primary home. Figure goes to 85% in second position for lines up to $150,000.

Same catch as Goldman on JP Morgan: he has to draw at least 75% of the line at closing, then there's a 90-day freeze on new draws. Onslow Bay's HELOC covers lines of $20,000 to $250,000. Figure goes to 80% up to $200,000, but Figure sets the value with its own automated valuation, not an appraisal. Goldman's 75% matches its matrix: 680 to 719 gets 75%, and 720 gets 80%.
